
Commercial Build-Out for a Downtown Knoxville Creative Studio
A growing Knoxville creative agency signed a lease on 4,200 sq ft of raw space in a renovated downtown Knoxville building and needed a complete electrical build-out before move-in. The space had a basic 100-amp single-phase service from the building's master meter bank, which was not adequate for the commercial HVAC, kitchen equipment, and the agency's substantial computer and AV infrastructure.
We upgraded the suite's service to a 200-amp three-phase panel and designed a circuit layout that accommodated six conference rooms, an open bullpen with 40+ workstations, a small commercial coffee bar, a photo and video production studio, and a dedicated server room. The lighting design used 2x2 LED panels in the office areas, track lighting in the studio and along the gallery walls, and decorative pendant fixtures in the reception and lounge spaces, all on independent circuits with dimmer compatibility.
The project required tight coordination with the building owner's electrician (who handled the utility-side connection), the HVAC contractor, and the low-voltage cabling vendor running the agency's Cat 6 network and AV. We completed rough-in in week one, fixture installation in week two, and punchlist work in week three. The client moved in on schedule and the space passed all City of Knoxville inspections on first review.
